House Rules & Conditions
LIV team is committed to providing a memorable experience for all guests. With that goal in mind, we have developed our policy terms and conditions, we expect all our guests to follow. Customers who choose not to follow the conditions are subject to expulsion; we reserve the right to ask the guest to leave the apartment immediately without refund.
1. Smoking is NOT allowed, only outside the property.
2. We operate under a strict policy that does not allow events, loud music or parties after 9pm.
3. LIV is not responsible for any accident, injury or illness occurring on the premises. We are not responsible for loss of personal belongings and valuables of guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any damage resulting from the use of facilities as well as their guests
4. Guests are required to maintain the apartment, furniture, fittings and Linens in same conditions as upon arrival. Inventory is provided at check in. The Guest is obligated to notify us of any damage, loss or broken items or issues that require general maintenance. Any damage in the apartment will be charged in full. In the event that these damages are discovered after departure we will notify you within 7 days of departure full details and if possible with photographic evidence.
5. Only use appliances for their intended use.
6. LIV complies with making sure that the property is in the conditions published on the website, but not satisfy the taste or perception of the tenant.
7. Nuisance and Disturbance: Guests are obligated to behave in a responsible manner, respecting the apartment and keep noise to a minimum between the hours of 9:00 pm and 8:00 am This includes causing any bother to other guests and / or neighbors, or using threatening or abusive behavior toward a staff member on the phone, in writing or in person. Guests are not allowed to use the apartment for illegal or immoral purposes. An additional charge will be made if the management team is called out in response to a complaint of discomfort and we reserve the right to evict if its found that the rules are not being followed, In the case the police has been called, you will be fined and you will need to vacate the property and no refunds will be given.
8. Age restrictions: In order to ensure that our guests enjoy a free stay disturbances in those operated by LIV, reservations made by an under 18 will not be accepted.
9. Damage & Extra Cleaning: we hope that the apartments remain in a reasonable state of cleanliness and order at the end of your reservation. if LIV, have the need for an extraordinary cleaning or repairs to return the apartment to a state suitable for occupation, the amount needed for such restoration will be charged to the Security deposit on the reservation. Additional fees may include compensation for loss of income, plus cleaning and repairs. (Example: Smoking)
10. Please be kind and turn off all lights and air conditioning (if provided) every time you leave the apartment
11. Lock Damage and lost keys: If stay out and is necessary for a LIV representative to go to the property, it would be subject to a charge of $ 100.000. In case of lost keys, the lock must be changed and the cost of change is always the responsibility of the host. Lock changes must be paid in full before starting the change and can be more than $ 200.000 COP.
12. No unregistered overnight guests allowed, The doorman has the right to ask for ID and to determine if it is the person is allowed in.
13. Pets are not allowed. If we find out there was a pet in the property, the security deposit wont be refunded.
14. For the rent and contract to be valid, all guests need to provide copy of their passport.
15. Any money paid for rent or reservation (Except security deposit), won’t be refunded in any case (This decision is made by the owners an not LIV), that’s why we recommend that when you book an unit, you are sure is the one you want to take. That is why we provide pictures and address. Money will be refunded Only in the case that the address or pictures don’t match the place you booked.
16. The property can only be occupied by the renter and their registered guests, Its not allow to borrow or let someone else bisides you occupy the property. If this happens, the contract will be cancelled inmediately with no right to any refund.
17. If you want to pay by paypal, Rates are Based on the exchange rate of www.xoom.com PLEASE NOTE THAT PAYPAL OR ANY BANK DOES NOT PAY THE OFFICIAL EXCHANGE RATE SO PLEASE DONT REFER TO XE.COM OR ANY OTHER OFFICIAL SITES AS A REFERENCE. You are responsible for any fees involved in the type of payment you choose.
18. Security deposits are not refundable for less than two weeks cancellation. We will do our best to rent the dates you booked so we can refund your deposit.
19. Security deposits will be refunded within the next 48 hours if no damages are found or there are no missing items. If we find damages or missing items, we will refund it after the repair is done or we replace the missing items, it can take up to 1 week.
20. If you paid a deposit to book a property and you dont show up the day of your check in, the security deposit wont be refunded. If you arrive at a later date you have to infom us and you still have to pay from the day you booked the place.
